A property sale contract requires the form of a notarial deed — without it, it is void. The notary is also a tax remitter: they collect 2% PCC from the buyer (secondary market) and forward it to the tax office, and file the land-register application electronically right after the deed.

Notary costs (maximum rates)

  • notarial fee for a PLN 600,000 apartment: approx. PLN 2,200–2,800 net (degressive rate: PLN 1,010 + 0.4% of the excess over PLN 60,000),
  • ownership entry to KW: PLN 200, mortgage entry: PLN 200,
  • deed copies: approx. PLN 30–60 per page (usually 6–10 copies),
  • notaries often discount the maximum rate — we negotiate this for the client.

Preparing for the deed

We deliver the complete document set to the notary in advance: KW, certificates, party details, draft contract. For foreigners we provide a sworn translator at signing — legally required when a party doesn’t speak Polish. We read the deed before signing day, not on the spot.
