Guide

A transaction in Warsaw involves 12–20 steps: land-register check, preliminary agreement, mortgage, notarial deed, register entry, handover protocol, utility transfers. Every step has a deadline and an owner — you get a PDF schedule and a status after each stage.

What the support covers

  • document verification and a risk report before any deposit,
  • a preliminary agreement with penalties protecting your side,
  • mortgage coordination: decision, drawdown, tranches matched to the deed,
  • notarial deed with a sworn interpreter if needed,
  • handover protocol: meters, fittings, notification to the wspólnota.

Fund security

Funds pass through the notary’s or bank’s escrow account — never cash, never “to a friend’s account”. Settlement only after the land-register entry.

FAQ

Frequently asked questions

How long does a transaction take in Warsaw?

Cash: 2–4 weeks from offer to deed. With a mortgage: 6–10 weeks (decision 2–4 weeks, drawdown after the deed). The land-register entry in Warsaw takes another 2–6 weeks — we track the application and deadlines.

How to safely transfer money for a flat?

Safest via the notary’s or bank’s escrow account: funds are blocked until the KW entry, then released to the seller. Cost is usually 0.1–0.3% of the amount — on a PLN 650k deal that is negligible against the risk of a “direct” transfer.
