Land register — 4 sections
- Section I-O: property designation, ownership-related rights, life estates (right of lifelong use!),
- Section II: the owner — whether the seller really owns it, alone or with a spouse,
- Section III: claims and encumbrances: easements, forced mortgages, adverse possession,
- Section IV: mortgages — whether they will be cleared before or at the transaction.
Beyond the register
Land-registry extract, certificate of no arrears in service charges and taxes, community status, the seller’s powers of attorney (the most common fraud vector!), preliminary agreement with deposit-return protection. You receive a written verification report — with a risk list and a recommendation: buy / renegotiate / walk away.
