The house market near big cities is thinner than the apartment market — a typical sale takes 3–6 months. We shorten it through preparation: zoning-plan extract, subdivision map, floor plans, technical documentation. A house buyer asks about things the owner often doesn’t have at hand — we collect them before publishing.

What raises a house price

  • settled access to a public road and no boundary disputes,
  • current energy certificate (mandatory for sales since 2023),
  • transparent running costs: heating, tax, utilities for the last 12 months,
  • a seasonal photo session — houses sell best from March to June.

Foreign buyers

A house with land for a non-EEA person requires an MSWiA permit (2–4 months). We don’t reject such offers — we prepare the contract with a suspensive clause so the deal doesn’t slip away while awaiting the decision.
